ACV vs. RCV, Deductibles, and the Terms You Need to Know
A roof claim comes with its own vocabulary. Here are the terms that decide how much your insurer pays and what comes out of your pocket.
Actual Cash Value (ACV)
The depreciated value of your roof at the time of loss. On an ACV policy the insurer subtracts age and wear from the payout.
Replacement Cost Value (RCV)
The full cost to replace your roof with like materials, paid without a depreciation deduction once the work is finished and documented.
Deductible
The amount you pay before coverage applies, often higher for wind and hail. In Colorado, no contractor may legally waive or absorb your deductible.
Recoverable Depreciation
The gap between ACV and RCV that your insurer releases after the roof is replaced and final invoices are submitted as proof of loss.
Endorsement / Rider
An add-on to your policy that changes coverage, such as an impact-resistant-roof credit or a separate wind and hail provision.
Matching, Cosmetic Exclusion & Public Adjuster
