4 Common Causes of Roof Leaks

It can start as that annoying “drip drop” from your ceiling or bubbling paint on the walls. Unless dealt with quickly, roofing leaks can damage decking, insulation, result in mold and mildew growth and reduce energy efficiency. We’ve compiled a list of common causes to help you avoid leaks:

 

  1. Loose or Broken Shingles: As the most visible part of a roofing system, this is usually the easiest to spot. Shingle integrity can be compromised after a major storm, especially one with high winds or hail. An aged roof can also show signs of damage such as rotting or cracking due to continued exposure to wind and sun.
  2. Obstructed Gutters: A clogged gutter can cause water to back up and drain in other areas, resulting in a roof leak. Cleaning gutters of debris isn’t the ideal way to spend your Friday night, but it is important. There are many tools that can be used to make the job easier. If the buildup is small a simple hose can be used to wash away leaves and debris.
  3. Damaged or Displaced Flashing: Flashing is a thin piece of metal that is used to direct water away from roof areas where a plane meets a vertical surface. This can be a wall, dormer or around features such as skylights, chimneys, or vents. Flashing can be loosened by strong winds or the tarring used to secure it can weaken over time.
  4. Cracked Roof Features: Chimneys, plumbing vents and anything that protrudes from the roof can also be a culprit. Vents require a “boot” to protect the area it meets the roof. Eventually, weather exposure can cause these boots to crack. Similarly, the mud cap at the top of chimneys or the mortar around the bottom joint can erode and crack with age.
